The ideal candidate will have over 3-years’ minimum experience working in tenant improvement construction projects, have a strong project management background, and experience running multiple projects at a time. Essential Duties & Responsibilities
- Oversee the completion of multiple projects from initial permits to final occupancy and with primary responsibility for bidding, schedule, budgets, and quality.
- Lead and motivate members of the project team, subcontractors, and vendors to complete all phases of work within the schedule, on budget, with expected quality.
- Interpret architectural drawings and specifications to determine project requirements.
- Continuous evaluation of product, processes and procedures, and ability to recommend and implement improvements.
- Work in conjunction with on-site team to ensure best practices are being implemented and followed for site safety, daily activity logs, and site cleanliness.

A local Commercial Real Estate Developer has an immediate need for an experienced Project Engineer to help run their commercial developments that are primarily focused in the Greater Seattle Area.
The firm focuses on both ground-up and tenant improvement projects and they are known for their commitment to client service, integrity and quality in construction. They are looking for someone who is self-motivated, organized and is a team player.
As the Project Engineer, you will be involved in all facets of the project from inception to finish. Experience in estimating, structures and civil is preferred.
Development Project Engineer Responsibilities
- Perform job set-up duties (e.g., job set-up form, job cost set-up, baseline schedule, etc.).
- Draft work scopes.
- Coordinates with project architects, designers, owners, and field personnel.
- Prepare required plans required by governing authorities (traffic control plans, construction management plans, etc).
- Manage, create, and distribute project documents (RFIs, submittals, ASIs, change orders).
- Expedite execution and return of agreements and agreement modifications.

Commercial Construction Laborer Responsibilities:
- Maintain material handling equipment in safe and good working condition.
- Load and unload material to and from jobsite and dump.
- Operate manual material handling equipment such as hand jacks and wheeled carts safely.
- Collect and dispose of garbage.
- Set up and take down ladders, scaffolding, and other temporary structures.

The client’s primary focus is office and industrial construction, with developments around the Northwest. This role will support the accounting department with their primary focus being Accounts Payable and Accounts Receivable. This individual will work closely with the Controller, construction project team, and various other departments to ensure accurate and consistent reporting of financial transactions and their impact on the financial statements.

Accounting Assistant Responsibilities:

Tim Shoultz, Chief Executive Officer, co-founded Pivotal Construction in 2019 with Tyson Goodwin and Matt Terlau. Tim has had successful careers in both technology as well as commercial real estate acquisitions and development. Tim spent 15 years at Microsoft where he was promoted to a principal-level development manager. He ran an organization responsible for large-scale data analytics and quickly realized he had a knack for leadership and building a successful culture.
Tim bought his first building through a syndication in 2011 which led him on the path to launching Pivotal, Inc. in 2014 where he was able to bring his skills around data analytics into the commercial real estate industry. After nearly a decade of experience with ground up development, building rehabilitation and tenant improvement projects, Tim, Tyson, and Matt teamed up to launch a construction company to focus on commercial construction and ensuring their clients’ needs were being met to the highest standards. Outside of work, Tim has a passion for travel, skiing, mountain biking, rock climbing, and nature.
MATT TERLAU

Matt Terlau is the Director of Field Operations for Pivotal Construction. He is on-site for every project and is the face of the company in the field. Matt also works directly with subcontractors and is responsible for project scheduling and on-site quality control. He brings over 20 years of industry knowledge and was most recently with Compass Construction before joining Pivotal Construction in 2019.
Matt’s career began in tenant improvement and fast-track restaurant remodels, and eventually began to specialize in large ground-up projects ranging from medical, industrial, big box retail, and warehouse construction. When Matt isn’t in the field overseeing projects, he loves boating, dirt biking, and fishing.
